Sprucing Up My Home for Sale

After my house spent the last sixty days on the market with no bites, I knew that I was doing something wrong. I suppose I am a bit naive when it comes to selling a house and I just thought that if I listed it, someone would buy it. But the truth of the matter is that my home could use a bit of work and does look a little run down, so I think I will do some cosmetic changes to it and spruce it up a bit and then list it for sale again.

One of my biggest concerns about sinking any kind of money into the house is that I didn’t want to do too much and focus on things that just wouldn’t give me a good return on investment. This meant that I wasn’t going to be replacing the flooring, upgrading the yard, or putting up a new deck. No, I just was going to work on things that could be done cheaply, but would still increase the perceived value of the house.

I decided that I would paint the inside walls white, as the paint that I had on them was peeling. Also, most of the kids rooms had drawings on the walls, and I don’t think that I would buy a home that would look like that. I will also be de-cluttering the place a bit as it is hard to get around in here – I want the prospective buyer to have an easy time deciding that they want the place.

In terms of the outside of the home, I picked up a cheap garage door in Orange County that I will be installing in the garage. My last door was way too rotten, and I think that the new owner will appreciate seeing a house with a working garage. I think it was a good investment and I should easily make my money back on the purchase.

I know that there is still a bit of work to do before everything is done and the house is ready for sale, but everything is coming together. Hopefully I will be able to sell the house quickly as I was hoping to move before the end of the month – my new job starts mid-March and I have to be there by then. Wish me luck!
